Appoint Y Strata by following these three simple steps:

 

Step 1

Discuss the quotation with your executive committee members or other interested owners to ensure you have all the information they require.

 

Step 2

Instruct your existing strata managing agent (or owners corporation secretary) to call a general meeting to approve the motions below. The majority of an executive committee or 25% of the total units of entitlement may call a general meeting. A simple majority vote on the motions below is all that is required:

 

  • Motion 1:
    That the minutes of the previous General meeting be confirmed as an accurate account of the proceedings of that meeting.
     
  • Motion 2:
    That the services of ..................................... as Strata Managing Agents to the Owners Corporation in Strata Plan No.................... be terminated in accordance with section 27(2) of the Strata Schemes Management Act 1996, with effect from...........................(date) and that all records and property of the Owners Corporation be delivered to the Owners Corporation within seven (7) days of the date of the termination of the contract.
     
  • Motion 3:
    That the Owners Corporation, pursuant to Section 27(1) of the Strata Schemes Management Act 1996, appoint Stratasphere Property Pty Ltd, trading as Y Strata, as Strata Managing Agent of Strata Plan No..................... effective from ........................ (date) with the delegated duties and terms and conditions of appointment as specified in the Management Agreement, and that the common seal be affixed to the Management Agreement which is to be signed by two (2) members of the executive committee.

 

Step 3

After the motion is passed, you will need to give your managing agent written notice to terminate their agreement. The length of this notice will be specified in their management agreement, but is often 3 months. We are happy to issue this notice on your behalf. All we require is a copy of the minutes of the meeting above, then we can collect all your books and records at the end of the notice period.
